How operator levels work

A level tells an owner how much of an operator's record we have checked ourselves.

Every operator joins at Starter. That is not a mark against anyone. Many of the hungriest, most careful people are new to bidding, and owners can choose to welcome them.

Levels go up as we check facts. We look at five things:

FactWhat we ask
Years running hotelsHow many years have you run hotels, motels or inns?
Hotels run so farHow many hotels have you run in all?
Best hotel's revenue per room vs. its competitorsYour best hotel's revenue per available room as a percent of its competitor set (120 means one and a fifth times). Many call this the RevPAR index.
Staff turnover at your best hotelHow much of the staff leaves in a year at your best hotel, as a percent?
Guest review score (average)Your best hotel's average guest review score, as a number out of 100 (4.5 stars out of 5 is 90).

Each checked fact earns up to three points. Facts we have not checked earn nothing, however good they sound. The total sets the level:

  • Starter: no checked points yet. New, or nothing checked yet. Often the hungriest.
  • Operator: 1 to 4 points. Some checked experience running hotels.
  • Pro: 5 to 9 points. A proven record we have checked.
  • Elite: 10 or more points. A top record in several areas, all checked.

Owners choose the lowest level they will accept. A newer operator who delivers moves up, and can ask for a better split on the next offer.

The names and point cutoffs are ours and may change as we learn.
