The short version: Hotel Ops Market helps owners and operators find each other. Any deal is between you and the operator, and you are responsible for it.
What Hotel Ops Market is
Hotel Ops Market is a place where hotel owners post a hotel and the return they want, and vetted operators bid to run it. We help the two of you find each other and compare bids. We provide plain-words notes written by AI, identity and background checks run by outside companies, and a rating of operators based on facts we have checked.
What it is not
We are not a party to any agreement between an owner and an operator. We are not a law firm, an accountant, a broker, a franchisor, a consumer reporting agency or a financial adviser. Nothing on this site is legal, tax, financial or investment advice. A bid is an operator's offer, not our promise. We do not guarantee that any operator will deliver any return, or that any hotel will earn any amount.
Franchise, lender and insurance rules are your job
If your hotel carries a franchise flag, the brand may require approval before someone else manages it. Your lender or insurer may have rules too. Before you accept a bid, you are responsible for checking your agreements and getting any approval you need. Any deal you make with an operator should be in writing, and you may want your own advisers to review it.
Identity and background checks
Operators verify their identity through Stripe and a background check through Checkr, using those companies’ own pages. A badge means the check came back as shown at the time. It does not mean we vouch for the operator, that nothing has changed since, or that the operator will perform. We use these checks to decide who may bid on the site, not for hiring or employment decisions about anyone, and owners should not treat the badges as a replacement for their own references and checks. If a check needs review, we may ask the operator about it and decide whether they can bid.
Ratings and levels
Operator levels are our own working ratings. They rely on facts operators give us and on the checks we choose to make. They are not a certification, and we do not promise they are complete or error free. You should do your own checking before you choose.
AI-written content
Notes on this site are written by AI from the numbers you give us. AI can make mistakes. The numbers and calculations come from our own code, but you are responsible for reviewing them. Estimates are not predictions.
Using the site
- Give accurate information. Only post a hotel you own or are allowed to offer.
- Do not misrepresent your record, your hotel or who you are.
- Do not scrape the site, overload it or try to get around its limits.
- Keep your private link private. Anyone who has it can open that page.
Your content
You keep ownership of what you post. You give us permission to show it as described in our Privacy page and to use it to run the site.
Fees
Making a deal through the site carries a flat platform fee. We show the amount before you commit to a bid, and you are not charged before then. The hotel owner pays it. The fee covers the identity and background checks on the operators, so operators join and verify for free. An owner and an operator may agree between themselves that the operator reimburses the owner for it. That is their own arrangement, and we are not part of it. Optional extras, such as Emergency cover below, have their own price, shown before you choose them.
Emergency cover (optional)
Emergency cover is an optional protection plan, not insurance, and we are not an insurer. If the operator you chose leaves and your hotel is left without a manager, we will make a best effort to arrange relief management of the hotel for up to 30 days, and for up to a further 30 days at a higher rate if you need more time to find a permanent operator.
Relief management is on the same agreement the departed operator made with you, including pay and any share of the upside, with us or an operator we choose taking that operator's place. The plan's price and the higher rate are shown before you choose it. Because we may step in on the same terms, we may ask to see your agreement before you sign it and suggest clearer wording.
We do not promise that a relief manager will be available on any given day, that your brand will approve one, or that the hotel will earn any amount. Nothing here changes what your franchise agreement, if you have one, requires of you.
No warranties
Hotel Ops Market is provided "as is" and "as available". We do not promise it will be uninterrupted or error free, or that it will meet your needs.
Limit of our liability
To the fullest extent the law allows, SHORE AI LLC is not liable for indirect, incidental or consequential damages, or for lost profits, returns or opportunities, arising from your use of the site or from any deal you make through it. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Some places do not allow certain limits, so parts of this may not apply to you.
Changes and ending
We may change the site or these terms, and we will update the date above. We may suspend access for misuse. Continuing to use the site after a change means you accept it.
Mediation first
If any kind of disagreement comes up between you and another person on the site, or between you and us, about a deal made through the site or about the site itself, you agree to try mediation before starting a lawsuit. Here is how it works:
- The person raising the problem writes down what it is and sends it to the other side.
- Both sides take part in good faith in mediation with a mediator they both accept, and split the mediator's cost evenly.
- Neither side starts a lawsuit until 30 days after that written notice. After that, either side is free to go to court.
- Either side can ask a court at any time for an urgent order to protect the hotel's cash, property or records.
This does not change any dispute rules in your franchise agreement, which are between you and your brand. We suggest putting mediation first in your written agreement with the operator too.
Governing law
These terms are governed by the laws of the State of California. Disputes that are not settled through mediation will be handled in the state or federal courts located in Los Angeles County, California, unless the law gives you the right to go elsewhere.
